Object B

You can start working on your vision in a six-storey multifunctional building that is shell & core. Object B offers your company settlement – you can use it as a business or office space, medical office or client center.

The whole building B extends over an area of 3 587 m2.

  • Each of the six floors has an area of 507 m2 - of which approximately 310 m2 is an unfinished shell & core open space, which waits for individual finalization, thanks to which you can adapt the space to your own needs.
  • What you do not have to deal with, however, are already pre-arranged communication zones, sanitary facilities, kitchenettes and the elevator lobby.
  • On the 1st floor you will find commercial premises with an area of about 330 m2 with a direct access from 28. října street.
  • There is a sufficient number of parking spaces, which can be found in the covered underground garage, parking house and in the outer atrium.
  • You can use the building as a representative office or headquarters.

Object A

The seven-storey building operates in the science and technology park and business incubator with a focus on Smart Regions. That is why we offer the possibility of settlement mainly to the technology-oriented companies.

The total area of object A represents 7 799 m2.

  • When settling you will use pre-prepared offices, which are fully equipped with furniture and IT equipment.
  • Object A is operated with an emphasis on renewable energy and other SMART features.
  • As a tenant, you will welcome a café and a restaurant with a terrace, as well as shared meeting rooms, kitchens, wheelrooms and changing rooms.

The building cladding is based on maximum optimization of the heat leakage and solar transmittance aspects with regard to the orientation towards the cardinal points.

Renewable Energy

Smart Innovation Center uses and ecological and economic system of extracting heat, cold and electricity that resonates with the use of renewable resources.

149 parking spaces

There is an adequate number of parking spaces available for tenants. They are located in the covered underground garage, parking house or you can use the outdoor parking spaces located in the atrium.

Food & drink

You can refresh yourself in a café or in a restaurant with terrace, which offers its guests a panoramic view of the whole area – you can find it in the 7th floor of building A.

SMART environment with smart details

  • On the roof of building A there are photovoltaic panels that cover part of the electricity consumption.
  • Heat is provided by deep geothermal wells with a total length of more than 2 km, which are equipped with heat pumps.
  • The indoor climate is controlled not only by temperature but also by humidity. The modern air conditioning system allows the air to be humidified and dehumidified.
  • The ventilated facade of modern materials carries triple glazed windows.
  • SMART mobility - there are 14 charging points for electric vehicles, as well as bike or electric bikes.
  • SMART ventilation system brings energy savings - recuperation and automatic detection of manual ventilation mode through windows with autonomous ventilation shutdown system.
  • Lighting in the building is equipped with sensors designed to detect the intensity of natural exposure, movement sensors are a matter of course.

The location you get used to quickly

  • By car SKELET is located on 28. října street, which is the main road between Ostrava, Vítkovice and Poruba.

  • Public transport Right next to the building you will find a tram stop for lines 4, 8, 9, 11, 12 (line 8 provides a direct connection to Hlavní nádraží). SKELET is located two tram stops from the city center.

  • By bike or on foot There is a bike path around the complex, which is part of the cycling routes from Ostrava-Fifejda, Mariánské Hory, Vítkovice and the center of Ostrava. After 5 minutes of walking you will reach the FORUM Nová Karolina.
